I've been looking for a new property for quite some time with key criteria includes comfort, peaceful surrounding with greeneries and most importantly low density (away for busy KL city life). I've surveyed properties out of KL and even up to Johor until I found Gems Residence. It meets most of the criteria as it is surrounded by wetlands, greeneries and the calm surrounding such as Putrajaya Marriot as well as away from elevated highways and elevated train tracks. It also emphasises on privacy and luxury (I especially like the private lift lobby concept). I find the wellness concept a nice addition too and partnership with a Japanese firm seems reassuring that the concept will be well thought and well executed. Another key driver for me is the fact that the whole development is based on Resort City concept, which I strongly believe IOI will maintain this concept for future development (maximising greeneries without overcrowding the area).

Additional comments : I do hope that the wellness concept is not just a concept for marketing. It should be a s holistic concept taking into consideration promotion of wellness and active lifestyle on top of treatment/therapy. I hope Gems Residence can set the standard high and differs from other residences in this area (wellness) that it heavily emphasise on (for example, the gym/fitness center at most condo gym are disappointing as it was put in place by a person who are not even a gym-goer and not well maintained, usually an after-thought just to  add more "features" on their marketing).
